Prime Lending in Jacksonville, FL is a nightmare to deal with. Extremely incompetent people.

They misplaced our files twice and could not find them for weeks. They were never available to answer questions. The branch manager would not return our calls for updates. They would require us to provide information immediately but then they would sit on the information that we submitted for several days.

When we were able to talk to our mortgage broker, a typical response was "I don't know." Our selling agent and the listing agent also were also getting very frustrated with the lack of activity on our loan. Due to delays and incompetency, a simple loan application (790 credit rating with 20% down payment) is already 4 months with Prime Lending with at least 2 more weeks to close.

Prime Lending is the most unprofessional group of people I've ever done business with. They managed to turn this process into a 2 month long ordeal, one where lost documents became a norm and switching closing dates became comical.

Our closing date changed 5 times in a matter of 2 weeks. My husband and I used every single vacation day we had BEFORE our house actually closed. Those days may not mean anything to the monkeys running the zoo, but to us, they were hard earned vacation days! They also changed our rate without telling us.

I contacted them several times asking for updates... Crickets! We got nothing. Finally, the day before we were supposed to close they sent an estimate over with the higher interest rate.

I will say this, there was one person at that office that seemed sincere and worked hard, that was Keith Johnson.

The rest of the crew were members of the circus! Do not use Prime Lending unless you want grey hair, stress, lies, blame games and lost time.

This sounds like a disgruntle employee, I received my home loan through Prime Lending Jacksonville I lived on Amelia island and worked with both the Jacksonville and Amelia island branch and they were awesome! I also referred two of my friends there and they had the same experience I had, and Prime lending's Branch manager Carole Hendricks is terrific and responsive so trust me this negative review is from a troll.

I have had the most horrendous experience with Prime Lending. I have had my Loan with the ILLINOIS branch for about 4 mos. The original closing date on my loan was scheduled for Oct 3. The Loan is suppose to close today at 11 am. As of this writing there is no package at the Attorneys Office. Because of the Level of Incompetence my family and I have had to move in an Extended Stay Hotel. I have lost over $2,000 in dealing with Prime Lending and Rob Weber. Speaking of Rob he rarely follows up with me for an update and he lacks a Sense of Urgency in handling my concerns.

I've since reached out to the Branch Manager Steve Fine and he seems to be a replica of Rob, He does not follow up with you and he seems to lack a Sense of Urgency as well. I'm in the IT Field and I will be creating a few blogs and making sure that people know about my horrendous experience with Prime Lending and Rob Weber. Furthermore, I will be contacting an Attorney to see what Legal Recourse I have in recouping the monies that I've lost.

So, just be warned to NEVER use Prime Lending unless you Enjoy Pain.

We too had Rob as a loan consultant and had the exact experience. Could you contact me Bhudson2008@***.com.

We are also looking into getting an Attorney. He drug us out for 7 months by telling us we are close. Only to inform us on a Friday evening that he needs more docs! We bent over backwards to get anything they needed.

Then to find out our FHA case number was expired!!!

He couldnt even tell me the date in which is was issued. He would tell us he would get back with us in a couple days, we would end up calling him, to find out that someone dropped the ball and nothing is getting done!!

Yes! We too had the same experience and we have switched lenders!

Prime Lending will not be in existence long with loan officers with the professionalism of that of Rob Webber! We will NEVER use PRIME LENDING OR ROB WEBBER again

Mr. Peterson, this communication does not have anything to do with the gentleman who previously wrote but instead my own experience with Prime Lending on San Jose Blvd, Jacksonville Florida.

I was a realtor for over 20 years however let my license go a few years ago. My 25 year old son is attempting to make his first home purchase and I truly felt with my assistance that the experience would not evolve as it currently has.

And as of tonight I became so irate that the lender did not hear or try to understand anything I said. Meeting tonight with my son to sign off on the loan documents - which I think they had forgotten I needed to sign until I called a couple days ago and specially asked "doesn't my son need to come in and sign something". So many things have already gone wrong and the lender has not heard a word I have said or understood my concerns.

I feel this is because they have no excuse and he is caught between a rock and a hard place with all of the things which have gone wrong since February 21.

A year ago when my son was looking around for lenders we met with Prime Lending then. I explained to the gentleman that it was important to know any lender we work with was going to be hands on and looking out for my sons best interest. We only found a house about the third week in Febuary.

The lender at that time prepared two estimates, one with an interest rate of 4.75 and one at 5% and one going conventional and one going FHA based on a purchase price of 120,000. Several days later, still during our negotiating I called the lender to get some approximate numbers of the change in monthly payment for every 10,000 increase in purchase price. He said it would be about 15.00 a month difference in payment. I called my son and told him if he wanted to up the price by 20,000 that it would be around 30 more a month based on what the lender said.

Several days later we had a raatified contract at 135,000 , previously numbers were based on 120,000 both being conventional and both being 5% down. My son has had a steady credit score, income and expenses for almost 2 years - nothing has changed. I submitted the ratified contract within 24 hours of the last signature which is approximattely 10 days ago and did so directly to the lender, not through the realtor so Prime Lending received it immediately. The next day I asked if they could provide another preliminary closing cost sheet based on the contract terms, who pays for what, new purchase price, closing date, etc.

Two days later what I received should never have been sent to me. It was obvious the person preparing this was not going by what the contract said, did not have the smarts to get the contract and look at it prior to preparing something with completely made up numbers. Why would he do this? And why wouldn't the lender guide him on the information even if he was not going to look at the contract.

If they did not have time to complete it even close to what it should be then why would they not have just said that instead of preparing something blindly? So the closing sheet - he figured 20 % down, no where on anything did it say 20%, not even on the earlier documents. Everything including the contract which they already had in their possession said 5% down. So when he based it on 20% that made the mortgage insurance calculation unnecessary - so we were now minus 75 on the monthly payment figures.

I had to correct the lender when he was preparing the first closing cost estimate. He automatically assumed it wuld be based on 135,000, not bothering to check the tax records to provide the right information. The taxes needed to be done correctly to provide a closer figure. The real estate taxes had to be based on a purchase price of 225,000 .

He should have known this but I corrected him instead. He did not even hesitate to try and obtain accurate information while preparing this closing estimate.So my first question would be "why would they not double check the tax records to make sure their numbers are somewhat on target?". This is a huge difference in a monthly payment.

The second closing estimate which was prepared with contract on file based taxes on the incorrect monthly tax, not looking at MLS, tax recordds or the previous closing estimate that was prepared.

So the loan down payment was wrong, mortgage insurance left out, and property taxes totally wrong. AMAZINGLY INCOMPENT and that was only part of the mistakes on that one parituclar statement

A few days ago I spoke to the lender about the loan and he said we were looking at a rate of 4.75 probably a little less. That is all he said. I was under the assumption he was locking in the rate at that time.

When I did not hear back about the rate I called to let them know we had completed the home inspection and termite- then they said , Oh my the way , we George to sign the loan documents. That took place on Tuesday of this week and today is Thursday. Today, everything went down hill. Seeing the paperwork was terrible and the lender could care less.

Here is a recap Rate 5 and an 8th. I asked what happened to the 4.75 or less. He responded with "George had not signed off the loan papers" We made an agenda of each step and had everything accomplished faster than any buyer. It was me who called to say doesnt George need to sign anything -and their response was a "oh by the way" They actually let our stuff fall to the way side.

When I tried to discuss this huge difference in the closing estimates and the fact that the second one had been completed without even looking at the contract , this was unacceptable. He responded with "I work with a hundred of you every day". Then he said "so I made a littel mistake with the information I told you on the phone about how much the payment would change- at least I took your call. By this time I was using some bad words.

My job was to make sure the process was good for my son and this lender has created a nightmare of excuses for complete incompetence and he cant even see it. The mortage insurance from the first quote was 75.00 and now somehow is is 129.00, how can this be. My sons life and credit has been stable for two years. If the lender has been in the business for any length of time and was decent then he would not be off by 55.00.

Now we have a rate of 5 and a 8th which increased the P and I 100.00. He could not explain this to me. We started with a rate of 4.75 on a loan balance of 114,000 and ended with a rate of 5 and an 8th on a loan balance of 124,000 (increase of 11,000) and it raised it 100. I dont understand and he could not account for the error.

Nor could he account for the increase of mortgage insurance from 75.00 to 129.00. There have been so many mistakes on the part of Prime Lending I find myself trying to decide what to do. The level of their capability at doing their job is at 0% and we are suppose to close the 15 of April.

This home is the best thing that could possibly happen to my son and so many people have played important roles to bring this about for him and yet I have to decide now to jump ship to another lender. 20 years in real estate and this happens to us Please help Candice Chakhtoura - 904226**** Buyer George Chakhtoura 904.226.1662
